Why the First 24-48 Hours After Return Are Critical

The air quality in your property when you arrive reflects the true conditions of the summer — unmodified by your presence. Within hours of arrival, you begin changing those conditions: opening windows lets in outdoor air, running fans redistributes indoor air, your own breathing and body heat add moisture. An air quality assessment done in the first 24-48 hours after arrival, before you modify the indoor environment, produces the most accurate picture of what your property experienced during the summer.

The Snowbird Return Checklist

On Arrival (Day 1) — Before Doing Anything Else

• Note any musty odor — strongest at the air handler closet or near specific rooms
• Check the condensate drain pan at the air handler — any standing water or visible growth
• Check under kitchen and bathroom sinks for water staining or drips
• Look at the base of exterior walls for gray or greenish discoloration (CBS block moisture indicator)
• Check window sills and frames for water staining from summer rain events
• Look at the ceiling near the air handler for water staining from condensate overflow
• Schedule your mold assessment for Day 1 or Day 2 — call before you leave the north if possible

What Warrants Immediate Mold Assessment

• Any musty odor on arrival — regardless of location or intensity
• Visible water staining on walls, ceilings, or floors that was not present last spring
• Standing water in the condensate drain pan
• Dark discoloration at the base of exterior walls or around window frames
• Any evidence of pest intrusion (rodents can damage plumbing connections)

What Does Not Necessarily Warrant Testing

• Dusty surfaces — normal after months of vacancy
• Slightly stale odor that dissipates quickly — normal CO2 buildup in a closed space
• Dark grout lines in showers — surface mildew, not structural mold
• HVAC filters that look dark — replace them, but this alone is not a mold indicator

The Most Common Thing We Find in Sarasota Snowbird Returns

In order of frequency, the mold conditions we find most often in Sarasota seasonal returns are: (1) elevated Aspergillus or Cladosporium in the air handler room from a partial condensate drain restriction during summer — often not a full overflow but enough to elevate humidity in the cabinet, (2) elevated species counts in master bathrooms where grout and tile grout failures have progressed during the humidity months, and (3) elevated counts in rooms adjacent to exterior walls where CBS block moisture absorption was sustained through a particularly wet summer.
