How to Tell If Your Sarasota Home Has Mold — Without Calling Anyone Yet

The question most Sarasota homeowners face is not whether mold exists somewhere, but whether the mold in their home is at levels that indicate a problem versus the background levels present in every Florida home.

Signs That Warrant Mold Testing in a Sarasota Home

1. Musty odor — especially when the AC first turns on

A musty, earthy, or mildewy odor that is strongest when the air conditioning first starts and dissipates as the system runs indicates that the mold source is inside the HVAC system itself. This is one of the most reliable indicators we know — Aspergillus and Cladosporium growing on evaporator coils produce a specific volatile organic compound signature that is detectable before visible growth appears. 3. Previous water event — even one you think was fully dried

Any water event in the past 5 years that was not professionally dried and documented should be considered a potential mold source. Why Home Test Kits Are Not Useful

Petri dish home test kits — the kind you leave out for 48 hours and mail to a lab — are not used by any professional mold inspector in Florida for one specific reason: they cannot tell you anything about concentration. Mold spores are present in every home’s air. A petri dish that grows mold colonies tells you mold spores exist in your air — which is true of every home on Earth. It does not tell you whether your indoor concentration is elevated relative to outdoor baseline, which is the only measurement that matters.

What to Do If You Suspect Mold

Do not attempt remediation before testing. If you clean, bleach, or otherwise disturb a mold growth area before air sampling, you alter the evidence that the test would have captured and may spread spores to previously unaffected areas. The correct sequence is: test first, then remediate based on a written protocol from a licensed MRSA assessor, then conduct post-remediation clearance testing to confirm the work was successful.
