The majority of Sarasota County homes built before 1995 are CBS construction — Concrete Block Structure — and they behave very differently from wood-frame homes when it comes to moisture and mold. Understanding why matters for every homeowner, buyer, and inspector working in Sarasota older neighborhoods.

What CBS Block Construction Is

CBS construction uses hollow concrete blocks as the structural wall system, typically finished with stucco on the exterior and drywall on the interior. The blocks themselves are porous and hygroscopic — they absorb and release moisture from both the interior air and the exterior environment. In Gulf Gate, Bee Ridge, South Sarasota, The Meadows, and older parts of Palmer Ranch, CBS construction is the norm for homes built in the 1960s through early 1990s.

How CBS Block Absorbs Moisture Differently from Wood Frame

Wood frame homes accumulate moisture primarily from interior water events — plumbing leaks, condensation on cold surfaces, HVAC failures — that saturate wood framing and insulation. Mold establishes quickly and often visibly.

CBS block homes absorb moisture from the exterior environment at a steady rate that depends on the humidity differential between exterior and interior air. In Sarasota summer, exterior air is at 80-90% relative humidity for months. CBS block walls in contact with this air absorb moisture into the block itself, often reaching moisture content levels that support mold growth on the interior stucco or drywall surface — or in the cavity between the block and the interior finishing. This process is slow, steady, and largely invisible until conditions have been sustained for weeks.

The Specific Vulnerabilities of Older Sarasota CBS Construction

Stucco Cracks and Hairline Failures

Exterior stucco on CBS block homes from the 1960s through 1980s has undergone 40-60 years of thermal cycling — expanding and contracting with daily and seasonal temperature changes. This creates hairline cracks, particularly at window and door corners, that allow rain water to enter the block cavity during driving rain. Each storm adds moisture to the block that takes weeks to fully dissipate.

In summer, the CBS block wall is cooler than the interior air (because AC keeps interior temperature lower). Moisture vapor moves from the cooler block surface through the interior wall finish — creating condensation on the back side of drywall or on the interior stucco surface, particularly in homes without a vapor retarder in the wall assembly. This is the mechanism behind the gray or greenish staining that appears at the base of CBS block exterior walls in older Sarasota homes.

Why Visual Inspection Is Less Reliable in CBS Homes

In wood-frame construction, mold from a sustained leak typically becomes visible within 2-4 weeks. In CBS construction, the block itself buffers and redistributes moisture — mold can establish and grow in the wall cavity or on the back of interior drywall for months before any visible staining appears on the interior surface. This is why air sampling is particularly important in older CBS block homes: by the time you see mold, you are typically seeing the late stages of a much larger hidden problem.
