What Happens During a Mold Inspection in Sarasota FL — Step by Step
Most Sarasota homeowners who schedule a mold inspection have never had one before. This guide explains exactly what happens from the time you call until you receive your written report — so you know what to expect, how to prepare, and what the results actually mean.
Before the Inspection: What You Should (and Should Not) Do
Do not clean or use bleach in areas you suspect have mold. Cleaning before the inspection disrupts the air and surface conditions that sampling is designed to capture. If you scrub mold off a surface or run bleach through a drain, you alter the evidence before we can document it.
Do run your air conditioning normally for at least 24 hours before the inspection. Air conditioning creates the air circulation conditions that allow us to sample air that is representative of your normal indoor environment. Turning off the AC before the inspection artificially reduces mold spore counts.
Do leave windows and doors closed for at least one hour before sampling begins. Open windows allow outdoor air to dilute indoor spore concentrations.
The Inspection Visit: What We Do
Step 1: Visual and Moisture Assessment (30–60 minutes)
Before collecting any air samples, we conduct a systematic visual inspection of the property. This includes: moisture meter readings at walls, floors, and ceilings; FLIR thermal imaging to identify moisture migration that is not visible on surfaces; inspection of the air handler cabinet, evaporator coil, and condensate drain system; visual assessment of all bathrooms, kitchen, laundry, and crawl space areas; and inspection of window frames, exterior walls, and the attic where accessible.
We document everything with moisture readings and photographs. This part of the inspection is what allows us to identify probable moisture sources that will help interpret the lab results — knowing that we found 68% moisture content at the base of the exterior wall in the master bedroom is what allows us to attribute elevated Chaetomium counts in that room’s air sample to a specific cause.
Step 2: Air Sample Collection (20–40 minutes)
We collect calibrated spore trap air samples using a Air-O-Cell or equivalent cassette attached to a calibrated pump running at 75 liters per minute for 10 minutes per sample. This captures 750 liters of indoor air on each sampling media. Typical Sarasota inspections collect 2–4 indoor samples (one per major area of concern) plus one outdoor control baseline taken simultaneously.
The outdoor sample is critical — it establishes what mold species are naturally present in the outdoor air on the day of sampling. Florida outdoor baselines vary significantly by season, weather conditions, and how recently it has rained. Without an outdoor baseline collected the same day, indoor results cannot be meaningfully interpreted.
Step 3: Surface Sampling (when indicated)
If we observe suspect visible growth on any surface, or if specific location identification is important for remediation scoping, we also collect tape-lift surface samples. Surface samples identify the species present at a specific location — useful for confirming whether visible staining is mold and for documenting the exact species on a specific surface for remediation protocol purposes.
Step 4: Chain-of-Custody Documentation
All samples are labeled, packaged in accordance with AIHA laboratory requirements, and submitted with a chain-of-custody form that documents sample ID, collection time, location, and flow rate for each sample. This documentation is what makes the results legally defensible for insurance claims, real estate transactions, and court proceedings.
The Lab Results: What They Mean
AIHA-accredited laboratory analysis returns results in 24–72 hours. The report shows, for each sample location: the species of mold present, the concentration of each species in spores per cubic meter, and the outdoor baseline concentration for comparison.
Interpretation focuses on two questions: Are any species elevated significantly above the outdoor baseline? Are any toxigenic species (Stachybotrys, Chaetomium) present indoors at any concentration above trace levels?
A normal result does not mean zero mold — it means the indoor concentrations and species distribution are consistent with the outdoor baseline for that day and location. An elevated result means there is an indoor mold growth source that is contributing spores to the indoor air.
The Written Report

The report includes: the lab results in full, our interpretation of each finding in plain language, the moisture conditions documented during the visual inspection, the probable source of any elevated mold we identify, and — when elevated mold is found — a remediation protocol specifying what work is required and how clearance testing should confirm it.
